These are provisional rules for La Calechosa, designed to preserve amenities and protect your investment. Final rules will be specified at time of purchase:

  • Rentals will be allowed, subject to reasonable restrictions on number of occupants, noise, nuisance, etc.
  • Maximum of two pets; dog breeds must be approved by the development or owners’ council, and will exclude pit bulls, Rottweilers, or similar. Dogs must be leashed when on common property.
  • All building plans must be approved by an architectural panel and must take into account amenities, height and view preservation for neighbors. Standard style will be Mexican west coast modern.
  • There can be no more than two habitable structures per lot.
  • Total covered living space per lot will be a minimum of 125 square meters and a maximum of 275.
  • No owner may live on their lot except in a permanent structure.
  • A minimum of 2 meter setback is required for any construction from the front or back of the property line. A minimum of 1.5 meter setback is required for any construction from the side of any property line, not including fence construction.
  • No commercial enterprises or advertising signage will be allowed.
  • All homes must have a minimum of 5000 litre underground water storage cistern with pressure reducing valves. No rooftop tanks allowed.
  • Home construction must be started within four years from the date of purchase with total completion being no later than twelve months from start of construction.
