Calechosa is a small oceanfront development of 31 lots on a beautiful, unspoiled and secluded bay near San Patricio Melaque, Jalisco, Mexico. It was established in 2005 as a limited partnership with both Canadian and Mexican partners.
Access is by a gravel dead-end road of 2km from the main Puerto Vallarta – Barra de Navidad highway. Lots vary in size between 400 and 1,000 square meters, rising up from the beach. All lots have direct ocean views. Electricity and water are connected to each lot. Most residents use Starlink internet, which is cheap and good quality. Sanitation is by individual septic tanks.
There is a resident caretaker with controlled gated access. Day-to-day management is by a Homeowners Association with modest dues (500 pesos/month for unbuilt lots, 1,000 pesos/month for completed houses). The development (fraccionamento) is fully approved and permitted by both the national environmental and real estate offices and by the local government in Cihuatlan, Jalisco. Lots are ejido title, which has worked reliably for twenty years. At some uncertain future date we hope for regular title, which would greatly increase land values.
